Estimate process: how it works
You call me and we set a time to look at your floors. I’ll come over to look at them and measure the area that needs to be worked on. Depending on what you want done I’ll write a variety of options for you to consider. I’ll look closely at your floors to determine if there are any problem areas that need to be addressed (like damage or stains that may not come out) and what it may take to fix them. At that point I’ll go home and email you an estimate for the job. If your job is time sensitive, please feel free to ask me about availability before we meet just in case the logistics would make it impossible. If you are just looking for an approximate price range because you’re not sure if the job is in your budget, we can discuss that over the phone too.
The equipment I use is all professional grade with 99% dust containment. Depending on what finish (if any) that needs to be removed will determine how I approach sanding your floor. Some finish like aluminum oxide (commonly found on prefinished floors) is extremely difficult to remove and requires the use of special grade sandpaper. Antique wood flooring can present a different challenge, like varnish, tar paper or linoleum that will gum up paper fast. I’ve seen all possible varieties over the years and I know how to handle them. If there is a lot of prep involved and you want to save some money and do it yourself, I will gladly walk you through the best methods to do so.
There are many finishes available on the market today and some are better than others. They can be broken down into 3 categories: waterborne, oil mollified polyurethane and wax oil. Depending on the look you are going for or the traffic you expect the floor to receive will determine what finish is best. Waterborne finish is very good at handling high traffic and is designed to cure quickly and is Low VOC. Oil mollified poly does a beautiful job of brining out the richness and depth of the wood, it also ages well in sunlight compared to waterborne. The poly I use (Glitsa 500 series) is only slightly higher VOC than waterborne finish and does not leave a lasting smell, it works well for most residential floors. Wax/oil finish is an all-natural 0 VOC finish that is absorbed into the wood vs sitting on top. These products are worked into the wood using a buffer and any excess is removed before fully dry. Wax/oil will leave a matte finish that is smooth to the touch. They do require more maintenance than a typical finish but can last forever if re-oiled occasionally.

What happens if your elegant floors are showing scratches, water damage, or minor buckling? Good news is you probably don’t need to spend a fortune in replacing the whole new floor if there are only a few pieces that are damaged. We can handle a wide range of essential repairs, including water damage, pest and termite damage, board removal and replacement due to a range of issues
When cleaning your hardwood floors, it is important to use non residue cleaners. Vinegar and water is typically all that is necessary but products like BONA are also good for spot cleaning. I always recommend rugs or runners in high traffic areas if possible and good protection for chairs and bar stools. Most finish can be repaired if the damage is caught before the wood below is damaged/stained but if the floors were cleaned with residue cleaners than new finish may not adhere.
