Wood floor Finishing

There are many finishes available on the market today and some are better than others. They can be broken down into 3 categories: waterborne, oil mollified polyurethane and wax oil. Depending on the look you are going for or the traffic you expect the floor to receive will determine what finish is best. Waterborne finish is very good at handling high traffic and is designed to cure quickly and is Low VOC. Oil mollified poly does a beautiful job of bringing out the richness and depth of the wood, it also ages well in sunlight compared to waterborne. The poly I use (Glitsa 500 series) is only slightly higher VOC than waterborne finish and does not leave a lasting smell, it works well for most residential floors. Wax/oil finish is an all-natural 0 VOC finish that is absorbed into the wood vs sitting on top. These products are worked into the wood using a buffer and any excess is removed before fully dry. Wax/oil will leave a matte finish that is smooth to the touch. They do require more maintenance than a typical finish but can last forever if re-oiled occasionally.

Wood floor sanding

The equipment I use is all professional grade with 99% dust containment. Depending on what finish (if any) that needs to be removed will determine how I approach sanding your floor. Some finish like aluminum oxide (commonly found on prefinished floors) is extremely difficult to remove and requires the use of special grade sandpaper. Antique floors present a different challenges like varnish, tar paper or linoleum that will gum up paper fast. I’ve seen all possible varieties over the years and I know how to handle them. If there is a lot of prep involved and you want to save some money and do it yourself, I will gladly walk you through the best methods to do so.
